I´m still looking out for a location to squeeze my mastering studio plus workshop into   Smile This one crossed my way and I´d like to hear some expert opinions on this, especially regarding the ceiling height of 2.90 (9.5ft) and the 2 pillars. the gypsum walls could be removed but the pillars might be a showstopper.
my idea was to combine the yellow and orange room into one and use massive space on the front (I have N802s ...so no soffit mounting) and back for basstrapping. the ceiling/sidewall ratio doesnt look bad
but I don´t know if 4.6m and 2.9m ceiling height is large enough....what do you think?
there´s only storage around and above the facility so I dont think we´d need massive soundproofing here..

I think I would try to combine the orange and red spaces. The other way (orange and yellow) would end up not wide enough for good side wall treatment and geometry. You'd end up in a bit of a corridor...

thanx guys!  I thought about that too but I seem to be paranoid when it comes to backwall basstraps  Very Happy ...so especially when the speakers would be put to the left side then
this would leave "only " 0.9-1m space for backwall treatment (at least up to doorheight)...sufficient enough?
what about the ceiling height?

I know that I need to (and I´m willing to) pay a pro to do the math and get the things right but some advice if this space can be a comfy place would be great. if you guys
say it sukkz then I move on and look for something else Wink

edit: btw. the orange/red combo would be around 7.2x5.0x2.9m then. one sidewall could be moved to make even more space to the sides

What is the building construction?? It looks like most of the exterior demising walls are thick masonry... what are the floors and ceiling built of?? I think you can fit a decent sized mastering suite... it won't be huge, but certainly comfortable for mastering.

If you don't need to float a room, because the building construction is heavy enough (and the isolation requirements are not that high), then the 2.9m should be workable...

that's right. one demising wall (which would be the studio backwal)l is gypsum and might need special attention. the landlord said ther's only storage
area behind that wall but I need to check that out...

the studio is located in the basement. there's heavy concrete on the floor (old industry building). the ceiling is made from is heavy concrete too.

that's great news!
I don´t think we need to make it floating due to the fact it´s basement and concrete floor? sound isolation requements dont seem to be that high but I need to check that ou more precise.

you guys made my day!

regarding traffic:

the next (real) street is 300m away. of course there is an access road to  the area but I guess the only times when real traffic happens is 7.00am and 4.00pm when business starts/ends and a few cars drive by. have to check that out.

another thing I need to figure out is if there´s noise from forklifters due to the storage around and above the room...

anything else I can watch out for to avoid surprises?

Yup, checking for rumbles due to machinery and heavy loads movements is always good...

Make sure there are no sewers or water collectors / rain water tanks under your floor, but that's unlikely. You'd have a big metal or concrete trap in the floor if so.

If that's clear, it looks like good indeed!

If there's industrial storage in the building, I would be concerned about forklifts and rumble... remember, that it's mastering and if you're not doing open mic work, it is of course, up to you what you are willing to put up with... The very LF rumble will be impossible to attenuate without significant (re expensive) heavy floated construction... and dats da fact jack!

good news: no forklifters. the building is under preservation order and they´ve had cracks in the structure due to forklifter usage. bad for them, good for me.


I will have access to the rooms next week for several hours so I can make measurement, take photos meet the surrounding neighbours etc.

so any special advice you can give what to look for or test? I´d even consider
taking a subwoofer with me and play tones/music to test how soundproof
the location is so far etc..

Out of solidian noise, I wouldn't worry too much. Maybe look for various pipes that can be trouble (communicating noise etc).

Have a look at the overall state of the place, humidity, electricity, stuff that may not be on the plans like local structural reinforcements due to the cracks you mentionned etc.

Also, listen to your gut feeling...

to bring this thread to end:
have to leave the location alone....
the noise level turned out to be  too high.
main problem: there´s a gym in the same building (which made this place
twice as attractive for me...mix sukks?....go lift some weight  Very Happy  )
it´s not close but they have those "vibrafit" machines, you know those with the shaking plates making your bones fall apart Very Happy). ( http://www.fitform.de/studiobilder/vibrafit2.gif )
it took me ages too find out where this occasional 10-40Hz rumble is coming from.
especially the the 29Hz setting propagates through the entire building. it happens multiple times a day for 15minutes, rendering the rooms unusable for a critical listening environment Sad

...so...the search for a new home continues.....
